When planning your construction project, it is important to check with the Municipality's urban planning department to ensure that it complies with the regulations in effect.

We remind you that it is mandatory to obtain the required approval before starting construction work on a property.

A permit is issued within a maximum of thirty (30) days following the reception of all the documents required by the Municipality, do not delay in completing your application and submitting all the necessary documents in order to avoid a delay in the issuance of the permit.

The construction permit will be valid for a period of twelve (12) months. However, a permit becomes null and void if construction has not commenced within six (6) months of the official date of issuance of the permit.

NEW CONSTRUCTION OR EXTENSION PERMIT - RESIDENTIAL OR COTTAGE USE

Documents to be provided

lire A subdivision plan prepared by a land surveyor: the construction must be on a distinct lot number in the cadastre and not a part of a lot

lire Asite plan prepared by a land surveyor containing the following general information: 

  • Location of the proposed building
  • Location of waterways and wetlands;
  • Adjacent roads
  • Natural high water marks
  • Flood zones
  • Location of driveway and parking area
  • Location of high voltage power lines
  • Setbacks
  • The distance between the above listed items;
  • Written confirmation from the land surveyor that he or she has been commissioned to lay out the proposed construction in accordance with the approved plan. 

lire Construction plans, sections, elevations, scale sketches and specifications prepared by a qualified professional or technician. 

Please note that in some cases, plans and specifications signed and sealed by a member of the Ordre des architectes may be required. Please refer to section 16 of the Architects Act. 

Septic system plans prepared by a consultant (i.e. an engineer or a civil engineering technologist) in accordance with the applicable provisions of the provincial regulation, Q-2, r.22, Regulation respecting wastewater disposal systems for isolated dwellings.

Renewal of a building permit: 50% of the initial price of the permit

 

lire The holder of a building permit must also fulfill the following obligations: 

  • Provide the inspector with the required information and facilitate his access to any part of the construction and the land;
  • Notify the inspector of any changes to the project prior to commencing the change;
  • Notify the inspector prior to backfilling the septic tank and the treatment unit;
  • Submit to the Municipality a certificate of location prepared by a land surveyor following the layout of the building on the ground
